As a Metro Dayton Probate Estate Advocate and member of the Greater Dayton Estate Planning Council, I specialize in handling probate issues and interacting with industry professionals (attorneys, fiduciaries, and referees).  Over my 20 years in metro Dayton real estate, I have experience with the unique aspects of probate properties (court confirmations, exempt disclosures, etc.).

ENSURING THE PROPERTY REMAINS AN ASSET, NOT A LIABILITY

To meet the financial goals of your clients and the estate, providing you a smooth transaction will be my priority:

1) Title Report Ordered
I will order an initial title report to check for any unexpected liens. As you know, the earlier we clear the title, the transaction is more likely to go smoother and faster.

2) Listing Strategized
Do the clients care more about selling than getting a maximum return? Or are they willing to take the time to get the most from their investment? Depending on the clients and company’s priorities, I will plan an effective strategy.

3) Estate Prepared
After inspecting the property, I’ll present you and the clients a list of suggested improvements (what will improve the home’s value, timeframe and etc.). I’ll select outstanding metro Dayton area contractors/vendors and oversee their work. Trash out companies and a cleaning service will be arranged (and home staging if necessary).

4) Marketing Launched
To expose the property to every potential buyer, all of my tools will be available for our strategy. I integrate both traditional and creative avenues into my marketing plan by using services like open houses, print, Realtor.com, my brokerage (RE/MAX Victory) and personal online (ourDaytonHome) resources.

5) Listing Managed
Of course, all inspections, appraisals, and estate tours will be scheduled by me. I’ll provide the metro Dayton probate referee all the information needed to effectively determine the property’s value (and limit delays). You can also rely on me to identify and address the transaction’s legal nuances.
